Settling a Parent’s Home in Florida — With Care, Discretion, and Local Hands.
Sorting belongings. Coordinating cleanouts. Preparing the home for sale. We handle the practical details on the ground in Florida — carefully, respectfully — so you can focus on family. Serving Cape Coral, Fort Myers, Naples, Punta Gorda, Sarasota, and everywhere in between.
We Understand This Season
Every family arrives at this differently. We’ve walked alongside each of these.
An empty house, full of memories.
The home is full of a lifetime of belongings, the paperwork feels endless, and grief makes every decision heavier. You want this handled with respect — without booking another flight or carrying it alone.
A new chapter for everyone.
The house needs to be cleared and sold — gently, on a timeline that works for the family. We coordinate cleanout, preparation, and sale so you can focus on the transition itself.
Distance makes everything harder.
Whether you have siblings sharing the decision, an estate attorney managing the legal side, or a probate timeline to respect — you need someone in Florida who can act on your behalf with care.
We Handle What Families Often Don’t Know to Ask
Settling a parent’s home in Florida adds layers most families never expect. We anticipate them — and bring in the right people.
Probate and estate coordination
Whether the estate is in probate, awaiting letters of administration, or already through it, we work alongside attorneys who handle Florida estate matters every week. We move the property side forward in step with the legal timeline.
Cleanout, sentimentals, and the family items that matter
We identify photos, letters, keepsakes, and heirlooms before any cleanout begins. Important items are carefully packed and shipped to you. Documents, prescriptions, and personal records are set aside. Nothing meaningful is lost in the rush.
A point person — not another decision on your plate
You don’t need to manage vendors, schedule cleaners, or chase quotes. We become the single point of contact — coordinating cleanout, repairs, paperwork, and sale — and keeping you informed without overwhelming you.
How We Help, Step by Step
From the first conversation to closing — with everything in between handled.
Walk-Through & Plan
We meet you (in person or by video) and walk the property together. We document the home, identify sentimental items, flag anything urgent, and send you a clear written plan — pace, costs, and what to expect.
Sentimentals, Cleanout & Prep
We carefully set aside and ship meaningful items. We coordinate cleanout (donate, dispose, estate sale — your choice), handle repairs, scheduling, vendors, and prep the home for sale. One point of contact: us.
List, Sell & Close
We list, market, negotiate, and close — remotely if you prefer. Documents are signed by mail-away or e-sign with a notary in your state; the title company wires proceeds wherever you direct.

Frequently Asked Questions
Do I need to be in Florida to settle my parent’s home?+
No. The vast majority of our families settle a parent’s home without flying down. We handle cleanouts, sentimentals, repairs, listing, and closing on the ground. Documents can be signed remotely by mail-away or e-sign with a notary in your state.
What happens to personal belongings and keepsakes?+
Before any cleanout begins, we walk the home and identify anything that looks sentimental — photos, letters, jewelry, heirlooms, documents, prescriptions, and personal records. These items are carefully set aside and packed for shipment to you. You don’t have to be present, and you don’t have to make rushed decisions while you’re grieving. See our broader Estate Solutions services for the full picture.
How do cleanouts work — and what are our options?+
You decide. We can donate usable items, dispose of unwanted belongings, ship specific items to family members, coordinate an estate sale to recover value — or a combination. We handle vetted local vendors, scope, scheduling, and budget. You approve by email and we send progress photos.
What about probate, attorneys, and the legal side?+
If the estate is in probate, we coordinate with your attorney (or recommend Florida probate counsel who handle these matters regularly) so the property side moves forward in lockstep with the legal side. We don’t practice law — we make sure the practical pieces don’t stall the legal ones.
Do I have to decide what to keep or throw away right away?+
No — and you shouldn’t feel pressured to. We can sort and organize everything into clear categories (keep, ship, donate, dispose, estate sale) so you have time to make decisions without doing it all in one weekend.
What if there’s an estate sale opportunity?+
If the home contains valuable furniture, art, or collectibles, we can coordinate a vetted estate-sale company to recover value before the cleanout. We help you decide whether it’s worth doing — and if so, manage it end to end. (See the Florida Bar consumer pamphlet on probate.)
What does this service cost?+
Our role is paid through the standard real-estate commission at closing — there is no separate fee for the coordination, cleanout management, or family communication. Vendor costs (cleanout, repairs, etc.) are passed through at the actual invoice with your approval. No surprises.
Let’s talk about your family’s situation.
A short, no-pressure conversation. We’ll listen first, then explain exactly how we can help — what we’d coordinate locally, what the timeline looks like, and how to take the next step without overwhelming yourself or your family.
